Installation of Trim begins

Drove out to the house this morning and was happy to see a crew of Amish carpenters beginning to install our trim.  I walked into the house and our PM was in the kitchen checking on some of the work that was completed so far this week.  The painters were at the house  yesterday and possibly Monday. Now I need to ask some of you guys that are at about the same stage as us (Collete, WJ) after the painters cleared out we noticed that the paint coat does not seem consistent.  For example we walked up our stair case and stood at the top and looked at the front foyer walls and we could still see the drywall tape marks through the paint.  The paint also appears thin in some places.  Hass anyone else noticed this? Does anyone know do the painters come back for a second coat?  To me it would not make sense to do that now that trim installation has begun?  Here are some pics from this morning and this evening  More pictures to come tomorrow.  I believe they may start tile work in our master bath tomorrow.

  1. Wow! Your house is coming to LIFE!! Your kitchen is gorgeous and very large. This a good question!! I would check with the PM to see if they are scheduled to finish the painting. If not, I would request them to return and do the job correctly.

  2. We are in a similar stage as you in the build process and we also noticed the poor paint job. There are quite a few spots where it's thin and you can still see drywall tape, so I'm assuming they will have to come back.
    I plan on asking PM tomorrow... I'll let you know what he says.
    BTW- I'm completely jealous of your double ovens :o) the house is looking awesome!

  3. Hi Jesse/Lisa, I just read a fellow blogger's blog and he mentioned that his PM called to give him an update and are scheduled to be back for another paint job. So it appears that they come back to complete the job. It also looks like the two of you are in the same building stage.

  5. Unfortunately they haven't started painting our house yet. It looks like you are about a week or so ahead of us. I'm sure they will fix it, but it never hurts to mention it next time you talk to your PM!

  6. Got the same sort of not-so-hot what I assume (hope) is first coat of paint. No tape marks showing -- they mudded the hell out of our place. But there were definitely spots that were thin, things that were just sprayed over (wires, tubes of sealant) and spots that needed sanded and redone.

    And super jealous -- we're patiently (ok, not) waiting for the trim carpenters to show up. Also our kitchen will look very much the same! What kind of countertops did you all get?

    1. Its looks like from everyones replies to this post that the painters will have to come back to apply more paint. Same thing happened at our house wires, and vents were sprayed / painted over. In our kitchen we just went with the standard laminate and at the moment I cant think of the color. Were going to change to granite sometime after closing. I feel that we can probably get a better choices and a better price than what Ryan was offering in grantite selections. I hope the trim carpenters get to your house soon.

    3. Yup...our paint job was sloppy at first. It's just the first coat. They will come back and complete it and clean things up at least once. I believe they did ours three times. Once for the prime coat, once for the second coat and once after the QAI inspection when they put the blue tape up everywhere.

  7. Like others have said, they do come back, however builders white paint is horrible and you will not be happy at all.. One of the guys that does the paint/stain in my community should be fired,I'm amazed with the quality of workmanship and care, I noticed way too many drips, uneven stain, missed spots after 2 paint applications and the outside door was never done, even after my PM received the sheet from him that he completed it.. Stay on top of the process!!

    1. Hi James and Megan thanks for the info. I hate to say it but thats kind of what we suspected. We even have some issues with some of the drywall work that was done at out house. We have pointed that out to the PM and are still waiting for that to be addressed. I'm lucky that we are living close to were we are building and I'm able to visit the house everyday. You almost have to visit everyday to stay on top of things

  8. Looks really good!! Don't worry about the paint. We have had painters come in several times to do touch ups and another coat of paint in our home. I'm sure the same will be for you and in the end it will be beautiful.

  9. You will have touch up painting happening again and again and then about four more agains. Also, on final walk through your PM will find more for them to paint. Then, at your 30 day you'll have found more painting for them to do.

  10. Wow! We have the same kitchen cabinets but I love how big your kitchen is! We are running about a week behind you. We did stop out at the house yesterday and saw that all of our goodies have arrived and are sitting in the garage awaiting installation. We are going to stop out on Saturday and we are hoping to see some progress.
