Lot issues

So Lisa and I have been told by Ryan Homes that since our house sold after only being on the market for one day that we may have to switch to a different cul de sack lot since the original lot we chose wont be ready to build on until the end of April at the earliest due to a water /drainage issue that has to be resolved by the State DEP. Does anyone have any suggestions or advice? I was thinking about asking for them to waive the premium lot fee if indeed we do have to change lots.

  1. You should definitely ask them to remove the premium lot fee! They are inconveniencing you. They should have told you up front about the issues with the lot you chose!

  2. P.S. That is AMAZING that you were able to sell your house that fast! Congrats! I just hope we have that much luck finding renters for our condo.

  3. Congrats on selling your current home & building your new home! Definitely ask them to waive the lot premium. If you need to switch at their convenience then I see no reason why you should be responsible for it. Good luck! Looking forward to hearing about your selections!

  5. I would ask them to waive that fee and any other I can think of. Because when it's all said and done you'll have paid plenty of fees.

  6. It never hurts to ask, especially when they did not disclose the lot issues prior to signing. We also were contingent and lost our lot to another buyer because we were not ready to lift the contingency. In order to not have us walk away, Ryan offered to lift the lot premium before we even asked.
